Selling your French property |

The first question many clients ask themselves is whether to try to market their property themselves or whether to use an estate agent. Both options have their merits, of course. Selling the property yourself allows you to control the process but using an estate agency on the other hand gives you access to professional marketing and sales skills and can greatly widen your market of potential buyers. Most Estate Agencies have good working relationships with local notaries to set the legal process in motion once you find a buyer and if you choose the right agency you can make sure the property is made available to French buyers too. I am completely bilingual as, after all, the French and Belgians buy as well so don’t restrict the market to expats. I also offer a free service to English speaking clients helping them through the purchasing process and accompanying them to the notary office.( Details of my service. ) Most importantly, using an Estate Agent costs you nothing at all! You are, however, legally obliged to provide certain reports for which you will be charged but you would have to pay for these even if you sold privately. Ultimately, the choice of whether to sell privately or through an agent is yours. However, if you do decide to appoint an agent, don't automatically choose the agent who gives you the highest estimate since it does not mean they will get you the highest price as they may be pricing the property to impress you in order to get the mandate for their portfolio, especially if they are quite new to the job. It is always worth doing your own research on the market in your area, whether you are using an agent or not (bearing in mind that agency fees will have been included in any prices that you see advertised by estate agencies). This will help you get an idea on how much properties are selling for, what type of property is selling well and how long it is taking for homes to sell. This in turn will help you be more realistic when it comes to selling your own property and getting a sale at a decent price. Obviously pricing will vary according to the state of the market. In markets where prices are rising then clearly one can afford to be more optimistic with the asking price. It may be tempting to set a high price on the assumption that you will be prepared to accept reasonable offers below that price. The problem is, if you set the price too high you won’t get many or any people coming to see it in the first place! In France, it is quite common to find that private individuals entrust the sale of their property to several estate agencies thinking that it improves their chances of a sale at a fair price. This is not always the case as a property that is advertised with several agencies will appear on dozens of different websites with varying descriptions and this can give the impression that the property is difficult to sell or that there may be some hidden defects for it to be on the market with so many estate agents. This is why we give two options when we mandate a property; you can choose a ‘mandat simple’ which means that you are perfectly within your rights to sell the property privately or via another agency. Alternatively, a ‘mandat exclusif’ means that you only allow our agency to market and eventually sell your property for you and there are certain advantages in doing so. Firstly, we don’t have to be so cagey when our clients ask about the whereabouts of your property, as there is no danger of them going via a different agency. Secondly, we advertise our ‘mandats exclusifs’ on many more websites and publications (feel free to contact me for a full list). Also, if you wish the ‘mandat exclusif’ to run for a limited time only, we are quite happy to include this clause in the contract.
